- Entry Foyer creates negative space for the outdoor patio to become a dinning room
- Contrasting cabinet and countertop materials create visual interest and depth to the kitchen, accented by cabinet LED lighting.
- Diagonals are utilized as a design precept to capture long views which make this very small cottage (720 sq. ft. – maximum allowed for the zoning) feel bigger.
- Kitchen bar seating provides an informal dinning area. The sink and the stove trade places to allow an extra window to bring additional light into the kitchen as well as create a social cooking atmosphere.
- A bank of large skylights bisects the roof over the patio, creating a light well for the rest of the dwelling since it will be north facing. It will also provide solar gain when desired but can be screened with sun shades to prevent it if necessary. Something to consider after living there for a while.
- The cottage will be naturally heated and cooled, with no heating or air conditioning what-so-ever. The extent of the utility room will be a hot water heater, which will be powered off a P.V. solar system on the roof over the garage, which has the optimal aspect for it. The P.V. Solar will also power a plug-in for an Electric Vehicle.
- Recessed ceiling lights add depth to make this otherwise small living room feel bigger. Long views through the seamless corner window also help, as does the lack of a TV (actually on a lift behind the corner cabinet).
- A large east facing window provides excellent ventilation while a hedge behind it maintains privacy. This cottage has been carefully designed so as to utilize natural cooling by means of reducing solar gain with large roof eaves and maximizing airflow.
- This rear view shows just how low the roof is (10 feet, 4″ is the total height of the dwelling). This was done primarily to avoid blocking the spectacular ocean views from the two existing dwellings as well as two more yet to be built, but it also matches the design esthetic nicely. Contrasting wood siding on the “west wing” of the cottage adds visual interest without creating maintenance hassles since it is so sheltered.
- The bedroom flows directly onto the outside patio to provide an indoor/outdoor lifestyle. The patio in front of the sliding glass door will be a fantastic place for a morning yoga/meditation routine. I didn’t model any of the window coverings here, but they will be solar shades for privacy. Otherwise, morning light will fill the room from the skylights over the patio, which form a light well feeding this room with soft sunrise light.
- Once again, cross ventilation along with large, strategic roof eaves are utilized to keep this dwelling naturally cool. It will also have a “Cool Roof” rated standing seam metal roof along with radiant barrier roof sheathing.
- I love this curb-less entry, doorless, linear drain walk-in shower and figured out how to design it in the Construction Documents, but there will probably be a tub here instead for resale value, since there would be no tub in the dwelling without it.
